When I worked for Best Buy shortly after the 2008 crash, they briefly tried training employees to walk past customers while looking busy before turning around and greeting them, to catch them off guard. Then they told us not to shake hands in case a customer was a germaphobe.

50 year mortgages won’t lower home prices, they’ll only lower monthly payments (and then increased demand will raise home prices). One proven method of lowering home prices, though, is to build more housing.

They think they’re fixing affordability but they’re juicing demand, not supply. Prices will rise, not fall. Where are the supply-siders?

Celebrating my birthday at a new restaurant. Our table is right next to a sign with a Thomas Sowell quote. We picked the right place.

I’m all for having international students studying here, but on the other hand, I’m also attracted to the idea of half the universities in the country going out of business.

The modest monthly savings buyers would enjoy on a 50-year mortgage would be completely nullified within a year based on the average annual appreciation rate of home prices. We have to actually bring home prices down, and the only way to do that is to build a lot more of them.

I don’t know who needs to hear this, but we actually can’t solve the housing crisis by pushing people out of their homes because, you know, they’ll still need a place to live and all that. Maybe just build more housing.
