Warmest season's greetings to all and especially to Council leaseholders in Haringey, especially those who are coping with the stress and misery of huge bills. The HLA stands with you in fighting back against these injustices. May 2021 be a year in which we make some big changes!

haringey.gov.uk/news/leaders-s… HfH to go! Great news and long overdue! Leaseholders have always had a miserable time with HfH and leaseholder satisfaction failed to improve as promised with the renewed 10 years. Plus the obvious savings to be made to avoid duplication. Yesssss!

1/ If the Council were thinking of bringing HfH back in-house about now why didn't they use the five-year break-clause in the contract? Instead they announce this after HfH have planned for the whole of 2021/22 with a potential break mid-year. That's wasteful.

2/ Leaseholders never wanted more of HfH. But 81% of tenants voted in favour in 2015. And only tenants' views count under s105 statutory consultation. Have HfH messed up so badly with tenants over the last 5 years that they have changed their mind? There is no evidence of this.

3/ So what is really going on? Why this sudden fall from grace for an ALMO that was previously ALMO of the year and won WOW awards! Anything to do with the legal action being brought over the scrapping of leaseholders' rights to install their own windows and doors by any chance?

It's clear HfH didn't know anything about being axed. Their newsletter of today doesn't mention it and the HomeZone talks about this year's White Paper, a change in April to Seemydata, has good performance stats and this below about homelessness. Did nobody tell them?

Lest anybody doubt that tenants are - understandably - likely to want to please those in authority please check out the comment below from TPAS relating to a previous consultation. The Council shouldn't pressure tenants over something as important as their housing provision.

And lest anybody doubt that having a say matters to both tenants and leaseholders look at these startlingly clear results from the test of tenant and leaseholder opinion in 2015 that led to HfH getting another ten years..

1/ Being London's best at managing homelessness is not nothing. The team of Dalvi and McLaughlin was, in the scheme of things, a bit like the Levy and Mourinho of the less than glamorous world of housing management. The risk map below has the three highest risks to do with that.

2/ HfH's role was partly to take the blame for Haringey when necessary. But in fact they have pulled out a number of successes including domestic violence as well. Resident involvement has been ghastly but if the Council doesn't improve that and homelessness worsens vulnerable..

3/ people will have been disadvantaged for what appears to be the sake of ideology. Of course now Dalvi is going the winning formula has already been compromised. The Council had better know what they are doing.

msn.com/en-gb/money/ot… Very sensible editorial in Observer today. Same principle applies to pods Noel Park Leaseholders' Action Group. Ordinary people shouldn't pay for design and building errors of professionals. They were duped and mis-sold their flats. It's wrong.

Many thanks to all who attended our AGM! We were comfortably quorate and are ready for another year under a new Chair. Minutes are up on our website at haringeyleaseholders.org.uk. I'm now going to make a few posts that are in a personal capacity under 'HLA Treasurer'.
