New England is, again, burning significant amounts of oil and coal to keep the lights (and AC) on. Both fuels would have been largely displaced by natural gas by now—if the very green folks in Albany hadn't blocked pipelines for the past decade.

This Friday, Governor Gavin Newsom will sign the most transformative housing bill of a generation into law - AB 609, which formally recognizes new homes built in cities are good for the environment. Buffy Wicks is a hero for authoring the bill. And California YIMBY has the best team in the biz.

A great appointment. And a great appointment for cities. She has done really super interesting work on the need for a more vibrant federalism and to evolve power from national and state governments down to cities and local communities: nytimes.com/2025/07/01/us/… via @NYTimes

Couldn't be prouder to share the NYC Charter Revision Commission's latest report. The Charter reforms outlined here would be a huge step forward to address our housing crisis - making it easier to build affordable housing faster, and in every neighborhood.
