2023 was a rough year for new housing on PEI, but the recent jump in permitted apartment units makes me optimistic. Pair that with the new rental and co-op GST rebates and *potential* interest rate drops later next year could make 2024 better for Islanders, especially renters.

So far, 2024 is shaping up to be one of the best years in decades for housing starts in the Charlottetown area. In May, the region saw 134 starts (the best May since at least 1990), nearly doubling its output from the four months prior thanks to an apartment construction boomπŸ—οΈ

Based on today's CMHC release, the Capital Region had its best month for housing starts since at least 1990. The City of Charlottetown, PE area saw almost 200 starts in July 2024, more than half of which were purpose-built rentals. Here is what 2024's year-to-date progress looks like. πŸ”₯

Great that Charlottetown's YTD housing starts are double what they were last year. But adjusted for population, Summerside's are just so comically impressive. The Summerside area is home to 11% of Island residents but it's seen over a third of the Island's 2024 housing starts.

When all orders of government come together on housing, good things can happen. In 2024, PEI saw almost 1,700 housing starts - the highest annual total in over 50 years! Housing starts jumped by almost 50% from the year prior, driven by big work on apartments and rentals. πŸ—οΈπŸ˜οΈ

So, the Charlottetown Area just had its best month for housing starts in almost four decades. πŸ—οΈπŸ˜οΈ With 199 starts, January 2025 was the best for any month in the region since at least 1990. It was also the best month for apartment unit starts and for purpose-built rentals.
