A strange question from the developer's barrister to one of their witnesses at #BBPInquiry: "If the scheme gets planning permission, what is the likelihood of it being built?" What is the point of applying for planning permission if you don't intend to build??

Apellants witness suggests that exceeding the current London Plan proposal density by 40% is not significant 🤷🏼‍♀️ #BBPInquiry #GoodDevelopmentNotOverDevelopment

“Some really good units do not makeup for less good units, therefore the design cannot be considered exemplary.” Apellants witness ‘unable’ to answer. Day3 #bbpInquiry #GoodDevelopmentNotOverdevelopment

Day 3 #BBPInquiry Appellant witness accepts that cycle docking scheme is to ‘mitigate’ accessibility issues of the proposed development. #GoodDevelopmentNotOverdevelopment

Inspector asking Appellants witness why the industrial use of the site has not been promoted during Peach Tree’s tenure. Day 3 #BBPInquiry #GoodDevelopmentNotOverdevelopment

Increase in demand for light industrial sites in London. To preserve these sites and make best use of them central to Southwark’s planning policy #BBPInquiry Day 3 #GoodDevelopmentNotOverdevelopment

Day 4 of #BBPInquiry. Appellant's barrister cross-examining council's witness on employment space. He argues that 'cos one part of site was given planning permission for residential some years ago (but never enacted - it stands empty), it doesn't count as loss of employment space

Appellant says the development would provide 255 jobs which is an increase on the current number. (We'd say that's only because they've run the site down in recent years.) The council argues the site could support around 636 jobs if fully occupied. Big difference! #BBPInquiry

Mark Brearley from Vital Old Kent Road giving evidence on our behalf. The appellant questioned his list of sites in Southwark that had lost industrial space, saying many had lost less than a hectare. Mark pointed out that many industrial businesses occupy premises that are smaller than 1ha

Mark told the #BBPInquiry that viable mixed-use schemes were a relatively new phenomenon. Well-designed schemes could have a happy relationship between industrial, residential, goods access and pedestrian access. "This scheme just doesn’t do it. It’s blindingly obvious"

Day 5 of the #BBPInquiry. The council's barrister and our barrister will cross-examine the appellant's witness on loss of employment space.

Day 6 of #BBPInquiry was taken up by round-table discussions on 'living conditions' and on the design/character/appearance of the development. Less formal than the evidence/cross-examination sessions, and local residents had their say.

In the session on design/character/appearance we talked about tall buildings and whether they ar suitable for the area. Consensus that the development doesn't comply with current policy. Disagreement over whether it's acceptable to use the 'emerging policy'. We don't think it is.

Day 7 of #BBPInquiry. Planning balance. If the development doesn't comply with a policy, are there other factors which outweigh that?

WellsWay Triangle (@wwtra_se5) 's Twitter Profile Photo

Council says the scheme fails 2 key policies. It lists 11 'planning benefits' & assesses their significance. Only 1 - affordable housing - is 'substantial'. 7 are limited, 3 are moderate - not enough to outweigh policy conflicts. Appellant's QC is challenging this #BBPInquiry

We only tweet when there's something important. Like this: Friday is the closing date to comment on a planning application for a 10-storey building on Parkhouse St. We object to it. See our Facebook page: facebook.com/wwtracamberwel… You can comment at planning.southwark.gov.uk/online-applica…

Celebrating great news on the local planning front. Sec of State has rejected an appeal by property developer Peachtree - their Camberwell Union development won't go ahead. We've been part of a community fight against the plans for 3 years!
